- Most buyers start online. Professional photos, a floor plan and clear details decide whether they book a showing.
- The MLS® System puts your home in front of REALTORS® and on realtor.ca. Social media and a buyer database add reach.
- Ask any agent for their written marketing plan before you sign.
Your home's online listing is its first showing. Here's what a strong one includes and how I approach marketing for my sellers.
What a strong listing includes
- Professional photos: bright, straight, taken at the right time of day. Usually 25 to 40 images.
- A floor plan: buyers love understanding the layout before they visit.
- Video or a 3D tour: especially valuable for out-of-town buyers.
- Drone images: for larger lots, acreages, and homes near parks or rivers.
- A clear description: what makes the home special, with accurate facts. No exaggeration.
- Documents ready: utility bills, updates, a property disclosure statement if you're providing one.
Where buyers find homes
- The MLS® System and realtor.ca, where your listing reaches REALTORS® and buyers across Canada.
- REALTORS®' buyer databases and alerts, which notify pre-approved buyers instantly.
- Social media, especially Instagram and Facebook, for local reach.
- Signs and open houses, still important for neighbours who know someone looking.

Open houses: worth it?
They bring neighbours, early-stage buyers and people who prefer not to book a private showing. For some homes they're very effective; for others, private showings are enough. We'll decide together, based on your home and your comfort.

Questions people ask
Who pays for photos and marketing?
It depends on your listing agreement. Ask any agent what's included in their service before you sign.
Can I see the feedback from showings?
With me, yes: feedback is collected and shared with you, along with a weekly summary in your client account.
