- Choose the agent with the best plan and evidence, not the highest price promise.
- Ask for the pricing evidence, the marketing plan and the communication plan in writing.
- Read the listing agreement: commission, term, what's included and how to end it.
The agent you choose shapes your price, your timeline and your stress level. Interview at least two. Here's what to ask.

Red flags
- A price that's much higher than everyone else's, without strong evidence. It can be a way to win the listing, followed by price reductions later.
- Pressure to sign today.
- Vague answers about marketing or communication.
- No written plan.
Look beyond the presentation
Ask to see a couple of the agent's recent listings online. Are the photos bright and professional? Is the description accurate and appealing? Did they include a floor plan? Look for reviews from real clients, too.

Questions people ask
Should I pick the agent with the lowest commission?
Commission is negotiable and worth discussing. Compare what each agent includes: pricing work, marketing, communication and negotiation. The net result matters more than the rate alone.
Can I end a listing agreement early?
It depends on the agreement's terms. Ask before you sign, and get the answer in writing.
I'm already listed with another brokerage. Can you help?
Please speak with your current REALTOR® first. I can help once your current agreement has ended.
