In short
  • Staging helps buyers picture their own life in your home, and it makes the listing photos work harder.
  • Focus on the living room, the kitchen and the main bedroom first.
  • You can do a lot yourself. Vacant homes benefit most from professional staging.

Most buyers first meet your home on a phone screen. Staging is how you make that first impression, and the showing that follows, feel like "this could be ours."

The three rooms that matter most

Living room. Pull furniture off the walls into a cosy conversation group. Remove one or two pieces. Add a rug, a throw and a lamp in the dark corner.

Kitchen. Clear counters. One bowl of fruit, a cutting board, a plant. Clean, bright, and every light working.

Main bedroom. Crisp white or neutral bedding, matching lamps, nothing on the floor. It should feel like a calm hotel room.

Light and colour

  • Open every blind and curtain for showings and photos.
  • Use warm white bulbs of the same colour throughout.
  • Repaint loud or dark walls in soft neutrals. Warm whites and light greiges photograph well in Winnipeg's low winter light.

When to call a professional stager

  • The home is vacant: empty rooms look smaller and photos look cold.
  • The furniture is very personal, worn or oversized.
  • It's a higher-priced home where buyers expect a polished look.

A consultation alone (a stager walks through and gives you a list) is an affordable middle ground.

Questions people ask

Does staging cost a lot?

DIY staging can cost very little. Full professional staging of a vacant home costs more and depends on size and length of time.

Should I stage if I'm still living there?

Yes, lightly. Declutter, rearrange and add a few touches. You can still live comfortably.
