- Selling costs usually include commission plus GST, legal fees, any mortgage penalty and discharge fee, and moving.
- Commission isn't fixed by law. It's negotiable and set in your listing agreement.
- Call your lender early. A prepayment penalty can be the biggest surprise.
Before you list, you want to know one number: what lands in your account after everything is paid. Let's build it.
The costs, one by one
Commission. Paid to the listing brokerage on closing, usually from the sale proceeds. It typically covers marketing and representation for you, and is shared with the buyer's brokerage. Commission isn't set by law or by any board. It's negotiated between you and your brokerage and written into the listing agreement. GST (5%) applies.
Legal fees. Your lawyer prepares the transfer, pays out your mortgage and handles the funds. Expect roughly $900 to $1,500 plus taxes and disbursements for a typical sale.
Mortgage payout. Your remaining balance, plus:
- a discharge fee (often a few hundred dollars), and
- a prepayment penalty if you break your term early, unless you port the mortgage to your next home.
Getting ready. Repairs, painting, cleaning, staging, storage.
Moving. Movers, truck, temporary storage, and possibly overlapping housing costs.
Adjustments. Property tax and utilities are prorated to the possession date. If you've prepaid the year's taxes, you'll get some back.
Enter the commission from your listing agreement. Commission is negotiable and set between you and your brokerage.
Property tax and utility adjustments on closing aren't included.

Questions people ask
When is commission paid?
Usually on closing, from the sale proceeds, through the lawyers. If the sale doesn't close, your listing agreement explains what applies.
Can I avoid a mortgage penalty?
Sometimes, by porting your mortgage to your next home or timing the sale near renewal. Ask your lender before you list.
