Selling an acreage or rural home near Winnipeg

Well and septic paperwork, sewage ejector rules, outbuildings and the buyer questions to answer before they ask.

In short
  • Rural buyers want water, wastewater, roads and internet answered upfront.
  • If your property has a sewage ejector, Manitoba rules can require changes when it's sold. Check early.
  • Drone photos and a clear site plan sell the land, not just the house.

An acreage buyer is buying a lifestyle and a set of systems. The more you answer before they ask, the smoother your sale.

Wastewater and sewage ejectors

Manitoba's onsite wastewater regulation restricts sewage ejectors (systems that discharge onto the ground surface), and a property transfer can trigger an obligation to replace one, depending on lot size, location and any approved exemption. If you have an ejector, talk to a certified installer and your lawyer before listing, so it's priced and handled properly.

What rural buyers ask

  • How is the road maintained in winter? Is it on a school bus route?
  • How far to groceries, a hospital and the Perimeter?
  • Any flooding history? Where does spring melt go?
  • What can I do with the land: horses, a shop, a second building?
  • Does the internet work for working from home?

Write the answers into a one-page property sheet. Buyers keep it, and it sets your listing apart.

Marketing the land

  • Drone photos and video show the whole property and its setting.
  • A simple site plan marks the house, shop, well, septic field and boundaries.
  • Seasonal photos: the garden in July, the trees in October.

Questions people ask

Do I need a new water test to sell?

It's not always required, but buyers usually make one a condition. A recent test of your own speeds things up.
