Rent or buy in Winnipeg? A calm way to decide

Compare five years of renting with five years of owning, using your own rent, price and rate.

In short
  • Buying usually wins if you stay five years or more and keep the home in good shape. Under three years, renting often wins.
  • Compare unrecoverable costs: rent vs mortgage interest, taxes, upkeep and closing costs. Your mortgage principal isn't a cost; it's savings.
  • No one can promise what prices will do. Make the decision work even if values stay flat.

"Is now a good time to buy?" depends less on the market and more on your next five years. Here's a fair way to compare.

What to compare

Renting isn't "throwing money away," and owning isn't free. Compare what you don't get back:

  • Renting: rent, renter's insurance.
  • Owning: mortgage interest (not principal), property tax, maintenance, home insurance, closing costs when you buy and selling costs when you leave.

The part of each mortgage payment that pays down principal is forced savings. That's where owners build wealth, along with any rise in value.

Rent or buy, over five yearsTry your numbers
Rent paid over 5 years (2%/yr increases)$113,220
Owner's unrecoverable costs (interest, tax, upkeep, closing)$115,611
Possible change in home value$41,632
Buying comes out ahead by$39,241

A rough model: it ignores selling costs and what your down payment would earn invested. Growth is your assumption, not a forecast.

When renting makes more sense

  • You may move for work within two or three years.
  • You're new to the city and don't know which area fits.
  • Your down payment would leave you with no emergency fund.
  • Your job or income is uncertain right now.

When buying makes more sense

  • You expect to stay five years or more.
  • Your all-in monthly cost of owning is close to your rent.
  • You want stability: no rent increases, no landlord selling the building.
  • You're ready for the responsibility of repairs.
