Property tax in Winnipeg
Your property tax bill has two main parts: the municipal portion (City of Winnipeg) and the school portion (your school division and the province). It's based on the City's assessed value of your home.
The Manitoba Homeowners Affordability Tax Credit reduces the school portion for your principal residence, up to $1,600 for the 2026 tax year. It's applied directly on the bill. If you buy a home, you may need to declare it as your principal residence with the province, so ask your lawyer or check the Manitoba government website after possession.
Utilities
- Heating: most Winnipeg homes use natural gas. Ask the seller for 12 months of bills, because January and July are very different.
- Hydro: Manitoba Hydro's electricity rates are among the lower ones in Canada, but all-electric homes and electric heat use much more.
- Water and sewer: billed by the City, typically quarterly. A family of four can see a meaningful bill; check the seller's history.
Insurance
Home insurance depends on the home's age, wiring, heating, roof, distance to a fire hall and claims history. Sewer backup coverage is worth asking about in Winnipeg. Get a quote for the specific address during your condition period.
Maintenance
A rule of thumb is 1% of the home's value per year, averaged out. Some years are quiet; then the furnace (15 to 20 years), shingles (20 to 25 years) or water heater (10 to 15 years) comes due. Ask the seller about ages, and plan ahead.
| Item | Typical life | Rough budget |
|---|---|---|
| Furnace | 15 to 20 years | $5,000 to $8,000 |
| Asphalt shingles | 20 to 25 years | $8,000 to $15,000 |
| Water heater | 10 to 15 years | $1,500 to $3,000 |
| Central A/C | 15 years | $4,000 to $7,000 |
