In short
  • On an acreage, you're the water utility and the sewer department. Test the well and inspect the septic.
  • Check what the RM clears in winter, which roads are gravel, and how fast the internet really is.
  • Some lenders treat larger rural parcels differently. Talk to your broker before you fall in love.

Big skies, a garden the size of a city lot and a 25-minute drive to work: acreages in the RMs around Winnipeg are a dream for many families. They're also a different kind of ownership. Here's my rural checklist.

Water: the well

  • Quantity: how many gallons per minute does it produce? A well that's fine for two people may struggle with five.
  • Quality: a bacteriological test (coliforms, E. coli) and a chemical test (nitrates, hardness, iron, sometimes arsenic or uranium). Labs in Manitoba can tell you what to test for in your area.
  • Equipment: age of the pump, pressure tank and any treatment system (softener, reverse osmosis, UV).

Wastewater: septic field, holding tank or ejector

Rural homes use a septic tank and field, a holding tank that's pumped out, or in some older cases a sewage ejector. Manitoba's onsite wastewater rules restrict sewage ejectors, and a sale can trigger requirements to replace one, depending on lot size and location. Ask about the system type early, get it inspected by a certified installer, and have your lawyer review any obligations.

Roads, snow and services

  • Is the road paved or gravel, and who clears it in winter?
  • How far is it to the school bus stop, the nearest grocery store and the hospital?
  • Is there natural gas, or is the home heated with propane, electric or a wood stove? (Ask your insurer about wood stoves.)
  • What internet is actually available at the address, not just "in the area"?

Land and zoning

Check the RM's zoning and development plan: can you build a shop, keep horses or chickens, add a second home? Look for easements, drainage ditches and flood-risk information, especially near the Red, Assiniboine and Seine rivers.

Questions people ask

Do acreages cost more to insure?

Often a little, especially with wood heat or distance from a fire hall. Get a quote during your condition period.

Is property tax lower outside Winnipeg?

Mill rates differ by municipality. Look at the actual tax bill for the property rather than general rules.
