- Buyers will review your condo corporation's documents during their condition period. Order them early.
- Your unit competes with others in the same building. Price and presentation matter even more.

Selling a condo is like selling a house with a co-author: the condo corporation. Its finances, rules and reputation are part of what buyers are buying.
Order the documents early
Buyers (or their lawyers) will review the corporation's documents. Ask your property manager what's available and how long it takes, and have them ready before you list:

Answer the questions before they're asked
- What do the fees include? Heat? Water? Parking?
- When were the roof, windows and elevators last done?
- Are rentals or pets allowed?
- Any projects coming up?
Write a one-page building summary for the listing. Buyers appreciate it, and it shows confidence.
Presentation for condos
Condos often have less space, so declutter even more aggressively. Light, views and storage are your stars. If the building has an amenity (gym, rooftop, party room, river view), make sure it's in the photos.
Pricing against your neighbours
If three units with the same layout are for sale in your building, buyers will compare them side by side. A recent sale on a similar floor is your most important comparable.
