New build or resale in Winnipeg? An honest comparison

Price, GST, warranty, timelines, lot sizes and neighbourhood maturity. Plus a quiz to see which way you lean.

In short
  • New homes come with a provincial warranty and modern efficiency. Resale homes come with mature trees, finished landscaping and a known neighbourhood.
  • GST applies to new homes, but first-time buyers can get it rebated on homes up to $1 million.
  • Bring your own REALTOR® to the show home on your first visit. It usually costs you nothing extra.

Winnipeg has both in good supply: new communities in Bridgwater, Sage Creek, Devonshire Village, Prairie Pointe and towns like Niverville and Oak Bluff, and decades of resale homes everywhere else. Here's how they compare.

The warranty

Manitoba's New Home Warranty Act requires most new homes, including condos, to carry warranty coverage: generally one year for materials and workmanship, two years for systems like plumbing, electrical, heating and the building envelope, and seven years for major structural components. Know your dates and report issues in writing.

The real cost of a new build

The base price is rarely the final price. Upgrades, a finished basement, landscaping, fencing, window coverings and appliances can add tens of thousands. Ask for a list of what's included and price the "move-in ready" version before you compare it with a resale home.

Questions people ask

Do I need a REALTOR® to buy from a builder?

You don't have to, but having your own representation helps with pricing, contract terms and inspections. Many builders pay a fee to the buyer's brokerage; ask how it works for the specific builder.

Can I negotiate with a builder?

Often on upgrades, closing dates or inclusions more than on price. Inventory homes that are already built offer the most room.
