- Many Winnipeg sellers set an offer date. Expect competition when they do.
- Decide your maximum before offer night, and write it down.
- In multiple offers you usually get one chance. Make it your best.
Multiple offers are common in Winnipeg in spring and for well-priced homes under the city's average. They can be stressful, but they're manageable with a plan.
How offer dates work
A seller may list on, say, a Wednesday and say offers will be reviewed the following Tuesday at 6 pm. That gives buyers time to view, get inspections and line up financing. On the night, the seller's REALTOR® presents all offers. The seller may accept one, counter one, or ask everyone to improve.
Some buyers try a pre-emptive offer (a "bully offer") before the date. The seller doesn't have to look at it. If they do, it's usually because the offer is strong enough to stop the process.
What sellers look at besides price
- Conditions: fewer and shorter is stronger.
- Deposit: larger shows commitment.
- Possession: their preferred date.
- Certainty: a pre-approval, and a buyer whose agent can answer questions quickly.
Your plan for offer night

Can I find out what others offered?
Not the details. Your REALTOR® can tell you there are competing offers, but the price and terms of other buyers' offers are confidential. If anyone shares them, that's a problem, not an advantage.
When to walk away
If the price you'd need goes past your comfortable budget, or you'd have to waive protections you truly need, step back. There will be another house. In my experience, buyers who lose one or two offer nights with a clear plan usually buy well on the third.
Can the seller ignore an offer that comes in before the offer date?
What's usually the strongest non-price improvement?
Heading into an offer night?
- Reply within 24 hours
- Everything in writing, in plain English or Polish
- Winnipeg and all of Manitoba
Questions people ask
Should I always offer over asking in a multiple-offer situation?
Not always. Some homes are priced at market value; some are priced low on purpose. Comparable sales tell you which.
Is a sale-of-home condition ever accepted in multiple offers?
Rarely. If you need to sell first, consider listing before you shop. See buying and selling at the same time.
