Buying a house in a Winnipeg winter: what to check at minus 30

Less competition, more motivated sellers, and a few things snow can hide. A winter showing checklist.

In short
  • Winter often brings fewer buyers and sellers who need to move. That can mean better terms.
  • Snow hides roofs, grading and decks, but winter shows you how a house really heats.
  • Add a seasonal condition or ask for disclosure of anything you can't see.

Many people pause their search between November and February. That's exactly why winter can be a good time to buy. You also see a Winnipeg home at its toughest, which is useful information.

The advantages

  • Less competition. Fewer buyers looking means fewer bidding wars.
  • Motivated sellers. People listing in January often have a reason: a job move, a new home, an estate.
  • A real heating test. You'll feel drafts, cold floors and rooms the furnace doesn't reach.
  • Faster service. Lenders, lawyers and inspectors are less busy.

What snow can hide

  • The roof's condition (inspectors may use binoculars or a drone, but snow covers a lot)
  • Grading and drainage around the foundation
  • Cracks in driveways, walkways and patios
  • The condition of decks, fences and sheds
  • The lawn, the garden and whether the yard floods in spring
  • Air conditioning, which shouldn't be tested in the cold

In your offer

You can ask about anything you can't see now. Some buyers negotiate a holdback for items like the air conditioning, though that's less common and needs your lawyer's help. More often, a clear disclosure and a good inspection report are enough.

Questions people ask

Can a home inspector do the job in winter?

Yes. Some items (roof, A/C, grading) are limited, and the report will say so. Heating and insulation issues are actually easier to spot.

Do sellers accept lower prices in winter?

Sometimes, especially for homes that have been on the market for a while. Comparable sales still set the range.
